Why expertise allows for more tailoring

By Jason Tebb, chief operating officer at Go Develop

In our experience, developers and housebuilders tend to be highly skilled in one of three key areas within property development:

  • sourcing the land of a strategic site
  • building out a development or
  • marketing and selling the end product ready for exit.

Rarely have we found a developer with the resource to focus on all of these spheres and this opens up a fantastic opportunity for brokers and introducers.

When a broker takes an initial enquiry for funding, they can dig a little deeper into the request. What experience does the developer or housebuilder have? Where are the weaknesses or challenges in the scheme? What support does the housebuilder have? How big is their team?

Beyond offering funding, a broker can discover where they are able to add a more tailored and enhanced offering. At Go Develop, we deliver not only 100% funding for land, build, stamp duty and soft costs but provide a suite of other services to assist and ensure that the development results in a profitable and successful scheme for everybody involved.

Should a developer need support in terms of construction or practical assistance, an experienced technical team is available to attend monthly site progress meetings throughout the development cycle, along with insight from our team of monitoring surveyors. Any potential pitfalls can be highlighted and dealt with quickly and efficiently.

Similarly, if a developer prefers to focus on the practical build, there’s a whole team of dedicated and knowledgeable property experts – from marketing to accounting – to draw on at Go Develop. For example, some of the additional services provided include:

  • advising, consulting and designing branding, hoardings, brochures and advertising
  • setting up and design of websites and online advertising campaigns
  • full photography package including drone, time lapse and CGIs
  • recommendations on home staging and interior design.

Working with the developer with the utmost confidentiality and transparency, brokers can offer the option of a funder willing to collaborate, complement and partner alongside their client. This removes the strain and drain of administration, VAT returns, valuations and the chasing of solicitors and surveyors – saving them a huge amount of time and cost.  Moreover, it allows the developer to recover their precious weekends and evenings and creates more time to focus on the parts of the project they enjoy.

By offering an enhanced proposition and by fully understanding a developer’s scheme and requirements, the broker is establishing a greater rapport and relationship. This awareness and connection builds the foundations for future projects with the developer and the benefits of repeat custom. It truly is a win-win-win for the developer, broker and funder.
