Octane Capital completes £4m bridging loan on Kensington residential property

Octane Capital has completed a £4m bridging loan to refinance a prime residential property in Kensington, London.
The transaction was completed for an existing borrower who required additional time to continue marketing the property and secure a sale at the right price.
The facility was structured as a 12-month bridging loan at 48% LTV, secured against a single mid-terraced house in a prime central London location.
The loan refinanced the borrower’s existing facility, providing additional breathing space to pursue an orderly disposal strategy without time pressure, with the aim of maximising value. The agreed exit strategy is the open market sale of the property. The deal completed within four weeks and was priced at 0.42% per month, linked to BBR, with a 2% arrangement fee.
The case was introduced by Connor Dooley at Silver Oak Capital, who has worked with Octane on several previous transactions. At Octane, the transaction was led by Shrena Patel, Senior Business Development Manager. Savills provided the valuation, while legal work was carried out by Robert Brooks at Seddons GSC.
